House Cleaning Price Calculator (2026): What to Charge per Visit
Rates from Housecall Pro's 2026 house cleaning price guide (its customer data) and Angi data cited there. Adjustments marked "our assumption" are ours, and you can change them.
How the calculator works
- Base range: Angi's 2026 per-visit price for your bedroom count and type of cleaning, plus $30–$60 for each extra bedroom or bathroom. Move-in/move-out uses deep-clean prices with a $220 floor, the bottom of Housecall Pro's national move-out range.
- Adjustments: frequency and condition multipliers are our assumptions and are labeled in the form. Our sources say recurring clients often get a lower per-visit rate but don't give a percentage.
- Add-ons are added at their market ranges.
- Competitive and premium quotes: one-third and two-thirds of the way up the range, rounded to $5 and never below your minimum.
- Hourly check: the quote ÷ (cleaners × hours). Compare it with what each cleaner-hour must earn to cover wages, supplies, travel and profit.

Nationally, a one-time standard clean runs $140–$220, move-in/move-out deep cleans $220–$400, and cleaners charge $30–$80 per cleaner per hour. The calculator uses the bedroom prices, which match those national averages. The square-footage table runs noticeably higher (Housecall Pro's own text gives $150–$220 for a 2,000 sq ft standard clean), so use it only as an upper reference.
Pricing tips
- Price the first clean higher. The first visit to a new recurring client is usually closer to a deep clean, so quote it separately.
- Check every quote per cleaner-hour. A $200 clean that takes two cleaners three hours is about $33 per cleaner-hour before supplies and travel.
- Charge for add-ons. Ovens, fridges and cabinets take real time; list them as add-ons instead of absorbing them.
- Set a cancellation policy. Many cleaners charge part of the visit for cancellations inside 24–48 hours.
- Let clients book and pay online. Cleaning-specific software can price and book recurring visits automatically; see our cleaning business software picks.
